1, 2, 3 or 4 BHK — How to Actually Choose

1, 2, 3 or 4 BHK — How to Actually Choose

Choosing a villa configuration isn't just about how many bedrooms you can afford — it's about how your family actually lives, and how that's likely to change over the next 10 to 15 years. Here's a practical way to think through it.

Start with who's living there today — and in five years

A retired couple whose children have settled elsewhere has very different space needs from a family with school-going kids, or from someone planning for aging parents to move in eventually. Defence Enclave's four configurations are built with exactly this range in mind:

  • 1 BHK — 679 sq. ft. on 5 cents of land
  • 2 BHK — 1,066 sq. ft. on 5 cents of land
  • 3 BHK — 1,544 sq. ft. on 5 cents of land
  • 4 BHK — 2,213 sq. ft. on 7.5 cents of land

The jump from 2 BHK to 3 BHK is the one most families spend the longest deciding on — it's often the difference between "enough for now" and "enough for the next fifteen years."

A compact villa isn't a compromise

There's a common assumption that a 1 or 2 BHK villa is a stepping-stone rather than a real home. For many of our members — recently retired, or a couple whose children live and work elsewhere — a 720 or 1,066 sq. ft. villa on its own 5 cents of land is the right amount of space, not a smaller version of what they "should" have. Less to maintain, less to heat and cool, and still a full, independent home with your own land around it.

When the extra land matters more than the extra room

The 4 BHK's 7.5 cents of land (against 5 cents for the other three) is worth noticing on its own. If you're planning for a home office, a garden your family will actually use, or simply want more breathing room between your walls and your neighbour's, that extra 2.5 cents can matter more than the extra bedroom does.

Still unsure? Visit during an Open Villa Day and stand in the actual footprint of two configurations back to back — the difference between 1,066 and 1,594 sq. ft. is far easier to feel in person than to picture from a number on a page.

Our advice, if you're still unsure
